Concrete Slab & Foundation Work
Your foundation is the most critical part of any building project, and it needs to be done right the first time to prevent costly problems later.
Foundation and Slab Services We Provide
Foundation work requires specialized knowledge and experience. At Grover Beach Concrete, we handle both residential and commercial foundation projects. Every building needs a solid base that distributes weight evenly and prevents settling. We design and install foundations that meet all local building codes and engineering requirements.
Residential Foundations
Slab-on-grade foundations are common in our area. These concrete slabs sit directly on prepared soil and serve as both foundation and floor. They work well in our climate where frost is not a concern. We pour monolithic slabs that include footings and floor in one continuous pour, or we build separate footings and stem walls depending on your needs.
Room additions, garages, and sheds need proper foundations too. We match existing foundation depths and tie new work into your current structure when needed. Post-tension slabs use steel cables to add strength and reduce cracking. These work especially well on expansive soils that shift with moisture changes.
Commercial Foundation Work
Commercial projects demand higher load capacity and stricter engineering standards. We work from structural plans to install foundations that support heavy equipment, multiple stories, or specialized uses. Our crew has experience with warehouse slabs, retail buildings, and industrial facilities.
- Slab-on-grade foundations for homes, garages, and additions
- Post-tension slabs for expansive or problem soils
- Perimeter footings and stem walls
- Commercial and industrial foundation systems
- Foundation repairs and underpinning
- Equipment pads and anchor bolt installation
- Vapor barriers and moisture protection systems
How We Build Foundations That Last
Foundation work starts with thorough site evaluation. We test soil conditions to determine bearing capacity and drainage needs. Some soils require additional compaction or special base materials. We identify and address any issues before we pour concrete.
Excavation must reach undisturbed soil or properly compacted fill. We dig to the depth specified in your plans, typically 12 to 18 inches below grade for residential work. The bottom gets leveled and compacted. A gravel base provides drainage and a stable surface for the concrete.
Critical Foundation Steps
Reinforcement goes in before we pour. Steel rebar creates a grid that ties the concrete together and prevents cracking. The placement and size of rebar follows engineering specifications. We use chairs and spacers to hold steel at the correct height within the slab.
Plumbing and electrical conduits get installed and tested before the pour. Once concrete covers them, changes become expensive. We coordinate with other trades to ensure everything is in the right location. Anchor bolts for walls, posts, or equipment get set during the pour.
The concrete mix for foundations uses specific proportions to achieve required strength. Most residential slabs need 3000 PSI concrete, while commercial work often requires 4000 PSI or higher. We order the right mix for your project and test it to verify strength.
Proper curing is essential for foundation strength. We protect fresh concrete from temperature extremes and keep it moist as it cures. Rushing this process reduces final strength and can cause surface defects. Our foundation work comes with the same quality standards we apply to our driveway and patio installations.
Why Soil and Site Prep Matter
Soil conditions affect foundation performance more than most people realize. Clay soils expand when wet and shrink when dry. Sandy soils drain well but may need additional compaction. We adjust our approach based on what we find at your site.
Poor drainage causes most foundation problems. Water that pools near foundations can undermine support and cause settling. We grade sites to direct water away from buildings. French drains or other drainage systems get installed when needed.
Signs You Need Foundation Work
- Cracks in walls, floors, or exterior foundation visible from outside
- Doors or windows that stick or will not close properly
- Uneven or sloping floors inside your building
- Gaps between walls and ceiling or walls and floor
- Water intrusion or dampness in crawl spaces or basements
- Visible settling or sinking of concrete slabs
- Cracks in brick, stone, or stucco that follow mortar lines
Foundation problems do not fix themselves. Early intervention costs less than waiting until damage becomes severe. We offer foundation inspection and repair services. Many issues can be corrected with targeted repairs rather than complete replacement.
