The soil is a specific challenge in Oceano that does not apply the same way even a few miles inland. Sandy soil near the dunes drains quickly in some conditions but shifts and settles under concrete slabs over time - especially when water moves through it during the rainy season. Properties on the western side of the community, closest to the Oceano Dunes State Vehicular Recreation Area, tend to have the loosest soil conditions and the most active sand migration. Base preparation for concrete work in this part of the community requires extra compaction steps that would not be necessary on a denser inland lot.
Salt air corrosion is a year-round reality for every home in Oceano. Most of the community sits within one to two miles of the Pacific, close enough that metal fasteners, exterior paint, and unsealed concrete all degrade faster than a homeowner accustomed to inland properties would expect. Concrete that is properly sealed after installation and resealed every few years holds up to this environment. Concrete that is never sealed begins to pit and flake, and the process accelerates once it starts.
